Soil Test & Geotechnical Report

The test that decides what foundation your building needs, done before the design rather than after the cracks. Three boreholes to ten metres with standard penetration testing at intervals, samples classified in the laboratory, and the water table recorded at the time of drilling. The report states an allowable bearing capacity and recommends a foundation type in writing — which is what your structural engineer needs and what a bank will ask to see.
